Visitation Policy
UPDATE on visitation policy: we have bent the rules for some people who insisted on seeing the parents and how the puppies are raised even after I have explained the risk of diseases coming in on the clothes and shoes of visitors. Not only were they just window shopping, they also visited another location with puppies on the way to our house. I feel like my generosity in bending the rules was taken advantage of. Had I known before they started their trip they were visiting other unknown puppies I would have canceled the visit. From now on, only individuals who have already placed a deposit on a puppy will be allowed on the property. We are not a pet store. I feel like we produce enough photos and videos upon demand for some to know if they want a puppy from us or not. I am willing to be more flexible with visitations for serious buyers only as long as we do not have newborn, unvaccinated puppies on the property. In those cases, no visitors will be allowed period. At Greene Acres, the health and safety of our puppies is our BIGGEST priority. We understand that waiting for your puppy is often a long and tedious several weeks. However, to protect them, we do not allow outside visitors until they are ready to come home. Diseases like parvo are spread very easily just by going to places like your vet's office, a pet store, or a dog park, so we do not want to put our puppies and breeding program at risk by allowing outside visitors to come and handle them, possibly bringing in pathogens into our home by accident. During their first few weeks of life, a visit from an outside person would be very stressful for mom, and during the weaning stage but before vaccination time is when their immune systems are the most fragile, because they aren't getting immunity from mom anymore. SO after much deliberation and discussion with our veterinarian, we have decided that the safest solution is to not allow visitors. To help the waiting period pass, we will post weekly pictures of the puppies via FB so you can watch them grow. Puppies will be dewormed at 2,4,6,8 weeks. After research on vaccine reactions, we no longer give the complete puppy shot until 12 weeks. We only vaccinate for parvo at 4,6 and 8 weeks. Unless buyer wants vet to admin full 8 week vaccine when they take their puppy for their 48 hour check up, then we hold off on the 8 week parvo vaccine. I feel this gives the puppy's system time to mature so it can better handle multiple vaccines at one time. I realize everyone does not feel the same way and understand if you want to have your puppy vaccinated earlier than 12 weeks. I give buyers 48 hours to take their puppy to their vet for a wellness check. If buyer chooses, their vet can vaccinate at that time but my puppy health guarantee only covers genetic defects. It does not cover reactions from vaccines including neurological reactions.

*** Deposits of $300 are being taken to reserve puppies. Deposits will be held until litter arrives. In the event that a puppy dies, the buyer can pick another puppy from the same litter. In the event that no other puppies are available in that litter then deposit can be returned or held for the next available litter.
*** $1500 Full registration with 1 yr guarantee, $1200 Limited registration (pet only, no breeding rights) and 1 yr guarantee, $1000 Limited registration no health guarantee, under $1000 no papers or health guarantee.
*** Puppies can be picked out (not taken home) at 4 weeks old in the order deposits were placed.This is done so the new families can watch their puppy grow in the weekly updated pictures.
*** Puppies will be ready to go to their new homes at 8 weeks.
*** We will ALWAYS take any puppy we sell back should the new owner no longer be able to keep said puppy. Under no circumstance do we want any of our babies to end up in a shelter. No money will be refunded but we will always open our doors to one that needs to be rehomed for whatever reason.
*** The PUPPY’S FIRST YEAR HEALTH GUARANTEE is to the puppy’s first birthday. We do not knowingly breed any sire or dam that has a congenital health defect. As with humans, this may not be enough to ensure no defects. Health problems that can be improved, cured or repaired by medication or surgery are not covered.
If the dog develops a severe genetic health disorder or severe hip displasia prior to twelve months of age that directly results in death or mandatory euthanasia of the dog as documented by veterinary records supplied by the buyer to the seller, the seller agrees to replace the puppy when one becomes available. Necropsy with lab samples may be required with the written documentation furnished to seller. Buyer pays any shipping charges.
***We do not recommend any grain free diet. This has been shown to cause Dilated Cardiomyopathy and therefore not covered in guarantee.
***We do not guarantee things that are treatable or non-life threatening, for example: kennel cough, low blood sugar (hypoglycemia), ear mites, ear infections, worms of any type, cocidia, giardia, hernias, fleas or ticks, a limp, cosmetic flaws or over/under-bites, dental braces for show quality. (No one gives human babies back because their teeth don’t come in perfectly straight.) Many issues are prevented and/or treated by us on a regular basis or corrected by surgery if found while the puppy is in our care. Puppies, like children, go through some very normal health issues and most are treatable.
***We raise our litters with quality puppy food, vaccinations and medical attention as needed, tails and dews are done at our vet clinic and we eliminate known defects from our bloodlines. Each element contributes to your assurance that the puppy you receive has been properly cared for and was turned over to you in the best possible condition. It is rare, but any puppy after it has left our care and custody could become medically compromised in a variety of ways and these include physical injury, viruses, infections, hypoglycemia, extreme environmental conditions, or exposure to pathogens. Also, any top breeder could potentially have a puppy that develops and/or displays symptoms of a medical nature that are outside the realm of reasonable care or prevention. And puppies just being puppies can be injured playing, through no fault of the buyer or the seller. These types of conditions are the responsibility of the buyer. The guarantee is not valid in case of accidental death or injury.
***All puppies are sold as pets no matter how many champions are in the line of the breeding pair or how good they look. Although first bred for good health, good looks and sweet disposition, no guarantee is made as to disposition, conformation, size or breeding ability. Disposition and final look have much to do with training, care, proper feeding and nutrition and most important, exercise, which will help your Rottweiler develop the muscles that gives them the great look.
***VET BILLS --- Any vet bills or legal bills encountered by the buyer once the pup leaves here are the responsibility of the buyer. Under no circumstance or condition will I assume any liability for any surgery or medical procedure, services or medication. If your puppy dies, or if the puppy dies and the cause is unknown, we must receive an autopsy report from a licensed vet to verify cause of death.
NEGLIGENCE --- Greene Acre Farm refuses replacement of any dog with a life-threatening condition caused by owner negligence, abuse or accident. Death by other means, but not limited to: getting run over by a car, drinking antifreeze, getting dropped, etc. are not covered. Physical injuries occurring outside of my custody are not warranted under any condition. The simple act of the young dog jumping can cause immediate or delayed injuries. The untimely death of any puppy up to two years of age will always require a death certificate and autopsy by a competent veterinary pathologist prior to any assumption of liability.
BUYER TO PROVIDE FOR PUPPY --- Buyers agree to provide a safe and loving environment for this puppy, providing needed or required vet and/or medical care including a flea preventive program and a heartworm preventative program, premium food and clean water, and proper exercise. Buyer must not feed the dog junk food or chocolate. If renting, the landlord must accept pets, must be made aware of this pet in advance and any pet deposit must be made by the buyer. Buyer agrees to provide dental care on a regular basis. And buyer agrees to be committed to all of the above for the life of their dog. And it is important that anyone adopting a pet is committed caring for the pet for the pet’s life, therefore, our health guarantee is not transferable.
REPLACEMENT PUPPY --- We choose and issue a same gender, replacement puppy of equal value as soon as one becomes available. We do not issue cash refunds.
BEHAVIOR OF DOG
Seller does not warrant the behavior of the dog. It is the buyer’s responsibility to socialize the puppy and to take the puppy to good obedience classes. The training is for the owner of the puppy as well as the puppy. Buyer hereby releases from responsibility Greene Acre Farm, including Rachel Greene, Jeremy Greene and any of it’s agents from any and all liabilities and or damages by fault of said rottweiler after said rottweiler is in the care or possession of buyer. These damages and liabilities include but are not limited to destruction of property and physical damage to any person or group of people. It is further agreed that the seller or it’s agents will be held harmless by the buyer for any damage awarded, settlements, or judgments resulting from injuries sustained by the said dog. Again, training is so important for the puppy.
BREEDING --- While most pups may make great pets, not every pup should be bred. We don't raise pups to be sold as breeders and cannot guarantee a puppy will turn out to be breed/show quality at maturity. When a breeder does buy pup(s) from us or any other new breeder with the intention to have litters to sell, do not expect the extensive advice on the many topics that a breeder must understand. We appreciate your effort to have a business, but we do not provide training, so consult your vet, websites, books and workshops. If breeding, buyer agrees to not breed this dog on the ‘first heat’. Consult your vet for the dangers of calcium deficiency during pregnancy and after the birth. The Buyer agrees that this animal will not be used for breeding purposes unless to another Rottweiler (which must meet the following criteria as well) either registered with the AKC or other certified registry (ADRK, UKC, CKC) and only after it has passed the following proof thereof: 1.) Hips check by a certified vet at 2 yrs of age 2.) All inoculations and worming up to date.
